If you are a Seller: You hold the cards, but you have to play them right. Inventory is down 12%, meaning you have almost no competition. If you price your home accurately based on recent neighborhood sales, the market will reward you fast—likely in under two weeks. Just don't overprice, because buyers are educated and won't chase an unrealistic number.
Because demand is outpacing supply, the market is moving incredibly fast.
The Median Days on Market was just 11 days mid 2026. Half of all single-family homes went under contract in less than two weeks. To put that in perspective, that’s actually faster than the 15-day median we saw last year.
And when those homes sell, how much are buyers paying? The Sale-to-List Price Ratio held perfectly at 100%. Sellers are getting exactly what they ask for. We aren’t seeing the wild, emotional bidding wars of a few years ago, but we also aren't seeing massive price cuts. Buyers recognize market value, and they are writing clean, full-price offers to lock properties down before someone else does."
